Toy Barn has two sold-out garage condo communities in the Scottsdale Airpark and is planning a third and largest one, Toy Barn North Scottsdale, at Loop 101 and Bell Road.
The new site is 10 acres inside Mack Innovation Park. Plans call for 135 deeded garages in six buildings across two phases, with units from 1,500 to 3,000 square feet, 18-by-14-foot doors and a clubhouse with a rooftop lounge. Toy Barn lists it as now selling.
Timing: the first phase of 64 garages is targeted to break ground in spring 2027 and finish in spring 2028, per the Phoenix Business Journal. Prices are not published. The existing locations at 7800 E. Greenway Road and 7317 E. Helm Drive are resale only.
Toy Barn has been building garage condos in the Valley longer than any of the newer Scottsdale names. It opened its first community in Cave Creek in 2010, sold out two in the Scottsdale Airpark, and is now planning its biggest project yet a few miles north, next to DC Ranch. This guide covers what is planned at Toy Barn North Scottsdale, what each unit includes, what is known about cost and timing, and how to buy into the two existing Scottsdale locations. Figures come from Toy Barn’s website and named news coverage, and this page gets updated as the project moves through construction.
What Toy Barn is
Toy Barn develops garage condominiums. You buy a garage unit and receive title to it, the same way you would with a residential condo, and an owners’ association runs the gates, grounds and clubhouse under a set of CC&Rs. It is not a storage rental and it is not a toy store, despite the name.
The company was founded in 2008 by father and son Paul and Jason Phillips through Wesley Development Company, a family real estate firm. Its website lists nine locations:
- Cave Creek area: Peak View, Lone Mountain, Lone Mountain North, and Dove Valley, which Toy Barn lists as coming November 2026
- Chandler: Chandler Airpark and Chandler Airpark North
- Scottsdale: Scottsdale Airpark, Scottsdale (Helm), and the planned North Scottsdale community
What sets Toy Barn apart from the newer names in Scottsdale is the track record. When it announced North Scottsdale in 2025, the company said its seven completed communities were sold out. Toy Barn’s site also says owners can use the clubhouses at all of its locations.

Toy Barn North Scottsdale: what is planned
The plan, as reported by the Phoenix Business Journal in July 2026, is Toy Barn’s largest community so far: about 205,000 square feet in six buildings with 135 individually owned garages on 10 acres. It will be built in two phases.
- Phase 1: about 5 acres, 64 garages in 98,000 square feet, plus a 6,000-square-foot clubhouse. The reported investment is $35 million.
- Phase 2: the remaining garages on an adjacent 5-acre parcel.
- Architect: DLR Group.
The feature Toy Barn leads with is a rooftop lounge for owners, the first at any of its communities. Co-founder Jason Phillips has said the roof deck will have views of both the McDowell Mountains and Camelback Mountain.
The 10-acre, two-phase plan has been part of the pitch since 2025, when Toy Barn went into escrow on the first five acres. What has changed since then is the schedule, covered in the timeline below.
Where it is: Mack Innovation Park at Loop 101 and Bell
Mack Innovation Park is a roughly 120-acre business park that Mack Real Estate Group is building on former state trust land. According to the DC Ranch community association, it is bounded by the Loop 101 and Pima Road on the west, Bell Road on the south, Trailside View on the north, and DC Ranch Neighborhood Park and the Bell94 Sports Complex on the east. Toy Barn is buying the park’s southwest corner, the end closest to the Bell Road interchange. Rivian and Daikin are among the tenants named for the park’s first buildings.

Two garage condo projects are now planned at this one interchange. Elite Garages Scottsdale is on the south side of Bell Road and Toy Barn is on the north side. Neighbors in DC Ranch have raised concerns about truck traffic from the wider industrial park, and the city made 91st Street a no-truck zone when it approved the park in January 2024. A garage community is one of the quieter uses going in there.
Unit sizes, standard features and upgrades
Toy Barn lists North Scottsdale garages from 30 by 50 feet to 30 by 100 feet, which works out to 1,500 to 3,000 square feet. That is larger than its Airpark communities, where units top out at 1,500 square feet.

An 18-foot-wide, 14-foot-tall door is what separates a toy garage from a car garage. Arizona’s legal height limit for vehicles on the road is 13 feet 6 inches, so a 14-foot door clears any street-legal motorhome, and the 50-amp outlet is the standard shore-power hookup for a large RV. If you are choosing between projects and you own a Class A coach, a wakeboard boat on a trailer or an enclosed car hauler, ask every developer for the door dimensions before anything else.

How much does a Toy Barn garage cost?
Toy Barn does not publish prices. Its FAQ says cost depends on location, square footage and amenities, and that it runs trade-show offers with discounts and special financing. North Scottsdale pricing comes from the sales office at (480) 419-0101. What can be said with sources:
- A current Toy Barn resale. On October 6, 2026, Toy Barn’s pre-owned page listed one available unit: a 24-by-50-foot, 1,200-square-foot garage at Chandler Airpark for $515,000. That is about $429 per square foot.
- Where prices were. Around the time of Toy Barn’s Chandler Airpark opening in March 2021, Car Collectors Club reported that Toy Barn units averaged $150,000 to $250,000, with larger units up to $650,000.
- The Scottsdale market range. Only Garage Condos’ Arizona tracker puts premium Scottsdale garage condos at roughly $425 to $600 per square foot.
For a sense of scale only: at that Scottsdale range, the smallest North Scottsdale floor plan of 1,500 square feet would run about $637,500 to $900,000. Larger plans cost more in total, though bigger units often sell for less per square foot. This is arithmetic from the market range, not a Toy Barn quote.

Toy Barn’s 2025 announcements expected construction to start by 2026. The July 2026 report puts the first-phase groundbreaking in spring 2027, about a year later. AZ Charged searched the City of Scottsdale’s current online permit portal on October 6, 2026 and did not find a North Scottsdale case under the Toy Barn name, so we could not confirm where site plan approval and permits stand. Ask the sales office for that before you put money down.
Buying at the two existing Scottsdale locations
Both Airpark communities are sold out, so the only way in is a resale.
- Toy Barn Scottsdale Airpark, 7800 E. Greenway Road. Completed in 2019. Units of 1,092 to 1,500 square feet with a minimum 18-foot ceiling, 5-ton HVAC, plumbing and 18-by-14-foot doors.
- Toy Barn Scottsdale (Helm), 7317 E. Helm Drive. Completed in 2024. Five floor plans from 1,092 to 1,500 square feet with a 20-foot clear height, and a clubhouse with an upstairs meeting area. This is the location that hosts Cars & Coffee.
Resales show up on Toy Barn’s pre-owned page, and the company says owners can sell a unit like any other titled real estate. On October 6, 2026 that page had no Scottsdale unit available, only the Chandler listing above. Google reviews for these communities are thin. The Scottsdale Airpark location showed 4.0 stars from three reviews on that date, with one reviewer praising the team and another calling it too expensive.
Toy Barn’s Cars & Coffee mornings are open to the public, run 7 to 10 a.m., and include coffee, pastries and open garages. The next one at a Scottsdale location is listed for November 28, 2026 at the Helm community, with another on March 27, 2027. The Lone Mountain community in Cave Creek hosts on October 24 and December 26. It is the easiest way to walk through finished units and talk to owners.

Toy Barn is the largest of the five by unit count, has some of the biggest floor plans, and is the only one with seven completed Arizona communities behind it. It is also one of the last to deliver. The full set of local coverage lives in our Arizona car condos section.
Owners with big toys: a motorhome, a boat, a car hauler or a collection that needs 3,000 square feet. Buyers who want a developer with finished communities they can walk through today. People who would use more than one clubhouse, since owners have access across Toy Barn locations.
Anyone who needs space before 2028. A resale at an existing Toy Barn or a storage facility that rents by the month will get you in sooner. Anyone who wants a finished, designer interior delivered with the keys, which is closer to The Autobox model. And anyone who wants a staffed club with dining, which is what Finish Line is building.

- Is the reservation deposit refundable, and until what date or milestone?
- Which phase and which building is my unit in, and what is the delivery date for that building?
- Where do site plan approval and building permits stand with the City of Scottsdale?
- What is the price of my unit, and what are the quotes for epoxy, a mezzanine and a half bath?
- What are the estimated association dues, and do they cover the rooftop lounge and clubhouse?
- What do the CC&Rs say about overnight stays, running a business, renting the unit out, noise and hours?
- What load is the slab designed for, and which car lifts are allowed?

Can I store an RV or a boat at Toy Barn?
Yes. Toy Barn markets its units for RVs, boats, jet skis, trucks and off-road vehicles as well as cars. North Scottsdale units come with an 18-foot-wide by 14-foot-tall door, a 50-amp outlet and floor plans up to 100 feet deep.
Can you rent a Toy Barn garage?
Toy Barn sells its garages and does not rent them. Its FAQ says owners can sell or rent out their units, similar to a condominium, so any rental would be a private arrangement with an owner and subject to the community’s CC&Rs.
Is Toy Barn Cars & Coffee open to the public?
Yes. Toy Barn describes its Cars & Coffee mornings as open to the public, with complimentary coffee and pastries, from 7 to 10 a.m. The next one at a Scottsdale location is listed for November 28, 2026 at Toy Barn Scottsdale (Helm), 7317 E. Helm Drive.
How does Toy Barn North Scottsdale compare with Elite Garages Scottsdale?
They are planned at the same interchange, on opposite sides of Bell Road. Toy Barn is the larger project, with 135 garages of 1,500 to 3,000 square feet across two phases, against 32 garages of 1,300 to 1,900 square feet at Elite Garages. On current targets Elite would finish first, in late 2027, with Toy Barn’s first phase following in spring 2028.
Does Toy Barn have an online store?
No. Toy Barn in Arizona is a garage condominium developer, not a toy retailer, and it does not sell products online. Its website is for locations, resale listings and sales inquiries.
