What is Cavasson in Scottsdale?
Cavasson is a 135-acre mixed-use district at the northwest corner of Loop 101 and Hayden Road in North Scottsdale, developed by Nationwide Realty Investors — the real estate arm of Nationwide Mutual Insurance. At full build-out it is planned for roughly 1.8 million square feet of office space, about 1,600 residences, hotels, restaurants and retail. The name is invented, not a real word; Nationwide chose it for a western feel.
Already open: the 237-room Hilton North Scottsdale at Cavasson, the fully leased 440,000 sq ft Cavasson East office building, Choice Hotels’ corporate office, an event center, Pitch at Cavasson and Desert Pony Tavern. Where Cavasson is, exactly
Cavasson sits on the northwest corner of Loop 101 and Hayden Road in Scottsdale, 85255, just west of the Scottsdale Airpark and south of the Thompson Peak corridor. If you have driven the 101 between the Princess Drive and Hayden Road exits and noticed the tall glass office block with the Hilton behind it, that is Cavasson.
Nationwide bought the land at an Arizona State Land Department auction. Brian Ellis, president of Nationwide Realty Investors, has called it the best undeveloped site in the region — his stated reasons were visibility, freeway access and the amenities already built up around it. Development is a partnership between Nationwide Realty Investors and Grayhawk Development.
Worth knowing if you are orienting yourself: this is a genuinely different location from the other big North Scottsdale projects people confuse it with. The Parque is on Scottsdale Road near Frank Lloyd Wright Boulevard, about four miles southwest. Optima McDowell Mountain Village is at Scottsdale Road and Mayo Boulevard. Cavasson is the one on Hayden.

Hilton North Scottsdale at Cavasson

A 237-room full-service hotel and the district’s social anchor. It carries an 18,000-square-foot event center, outdoor and top-floor event space, and a coffee bar serving Starbucks. The pool is the part locals actually use — day passes are a real thing here, and the mountain-view rooms look straight at the McDowells.
Desert Pony Tavern
7965 E Cavasson Blvd (inside the Hilton) · Open daily from 6:30 AM
Open-air dining with the McDowell Mountain view, and the reason to come is the patio, not the lobby. Opens at 6:30 in the morning, which makes it one of the few places in this pocket of Scottsdale you can get a proper sit-down breakfast before an early meeting at the office buildings next door.
Pitch at Cavasson

The Omaha-born pizzeria and cocktail bar, and the district’s default after-work spot given how many offices sit within a two-minute walk. Weekend brunch service starts at 10. It draws a corporate crowd on weeknights for obvious reasons.
Also open and operating: Event Center Cavasson, a 15,000-square-foot dedicated event venue; a six-story parking structure; a 15,000-square-foot retail building carrying salon and banking services; and the office buildings below.
Who has offices at Cavasson
Cavasson East, the 440,000-square-foot office building, reached 100% leased — a genuinely unusual result in the office market of the last few years, and the single clearest signal that this district is working. The tenant roster across the campus:
- Nationwide Insurance — the anchor, in a regional headquarters originally announced at 460,000 sq ft. Nationwide employed around 1,700 people in Scottsdale before the move and expected to grow toward 2,200.
- Choice Hotels — corporate office.
- Major League Baseball Players Association — yes, really, in North Scottsdale. Cactus League proximity is not a coincidence.
- Wells Fargo, Edward Jones, Osaic, Trajan Wealth — a genuine cluster of financial services and wealth management.
- Frontdoor, Sigma, AMWINS, Meritage Homes, OEM Group — home services, insurance brokerage, homebuilding and semiconductor equipment.
The campus is engineered for roughly 8,000 to 9,000 workers at full build-out. That number is the one to hold onto, because it is what makes the residential piece make sense: Toll Brothers is not selling into empty desert, it is selling next to several thousand salaries.
⚡ AZ INSIDER TIP
If you run a service business — HVAC, IT, cleaning, catering, landscaping, auto — this is one of the densest concentrations of corporate decision-makers in the state, and it is still building out. Getting known here before all 1.8 million square feet is occupied is a real head start.
Toll Brothers at Cavasson: what is confirmed
Toll Brothers paid $28 million for an 11.27-acre parcel inside Cavasson, at the northeast corner of Cavasson Boulevard and Miller Road. That works out to about $2.5 million an acre. The community’s address is 7620 E Cavasson Blvd.
Here is what the builder itself has published, as of the April 2026 announcement:
Sales are expected to open in late 2026. Toll Brothers is running an interest list ahead of that — the number on their materials is (844) 836-5263 — and buyers get access to the Toll Brothers Design Studio for finish selections.
Where the published numbers disagree — read this before you commit
This project has been reported on since 2024, and the specifications have moved. Several widely-read pages are still publishing the older figures. If you are budgeting or comparing, the differences are not cosmetic.

⚠️ Is Toll Brothers at Cavasson a 55+ community? Verify this yourself.
At least one major age-restricted-housing site currently lists Toll Brothers at Cavasson as an active adult community, and that listing ranks on the first page of Google. Toll Brothers’ own announcement and community materials do not describe the community as age-restricted. They describe it as suitable for a primary residence or lock-and-leave living, with no age qualification stated anywhere we can find.
Age restriction is a legally binding condition that affects who can live there, resale, and financing. Do not take it from any third-party page, including this one. Call the builder’s sales line and get the answer in writing before you join an interest list or plan around it.
About the Arizona Cardinals headquarters claim
Toll Brothers’ announcement says the “neighboring area will soon be home to the Arizona Cardinals’ headquarters and practice facility.” That is true in spirit and loose on geography, and it is worth getting right if proximity is part of why you are interested.
The Cardinals broke ground on 19 February 2026 on a new performance center and headquarters at Paradise Ridge — west of Scottsdale Road, north of Loop 101, in north Phoenix. The team bought 217 acres at a state land auction for $136 million; 30 acres and more than 250,000 square feet will hold the football and business operations. Three natural-grass outdoor practice fields and an indoor fieldhouse with a full-size turf field. Target opening is summer 2028.
Measured from the published cross-streets, that puts the Cardinals site roughly two miles northwest of Cavasson — a five-minute drive up the 101, but in a different municipality and a completely separate development. It is a genuine amenity for the area. It is not next door, and Cavasson has no ownership stake in it.

How Cavasson got here — the short timeline
- 2018 — Nationwide Realty Investors names the $950 million, 134-acre project Cavasson.
- 2019 — Phase I plans unveiled: a 460,000 sq ft Nationwide regional headquarters, apartments, retail, two hotel sites and a six-storey garage. Groundbreaking follows.
- 2023 — Hilton North Scottsdale, Cavasson East, Choice Hotels’ office, the garage and the retail building are all open. Total value estimate crosses $1 billion.
- Feb 2024 — Five tenants sign for 80,000 sq ft at Cavasson East.
- Jul 2024 — Toll Brothers files its first application with the City of Scottsdale.
- Nov 2024 — Cavasson East hits 100% lease occupancy.
- Mar 2025 — Toll Brothers closes on the 11.27-acre parcel for $28 million.
- Feb 2026 — The Cardinals break ground two miles northwest at Paradise Ridge.

What it is actually like out there
A few things the marketing copy will not tell you, from someone who has driven this stretch of the 101 for thirty years.
The heat is real and the shade is new. This was raw state land until recently, so the trees are young and the parking is mostly structured or surface. Between June and September, plan on covered parking and short walks. Check Scottsdale weather before you tour anything at midday, and know what a haboob looks like coming across the valley floor, because you will see one from a rooftop terrace eventually.
The freeway is the feature and the trade-off. Loop 101 frontage is why the offices leased. It is also why you want to ask which direction a unit faces before you buy a rooftop terrace.
Dining is thin on-site, excellent nearby. Two restaurants inside the district today. But Kierland Commons and Scottsdale Quarter are minutes south, and Old Town is a straight run down Scottsdale Road — see the best restaurants in Old Town Scottsdale and Scottsdale happy hour. Hotel guests, note the alternative. If the Hilton is booked out for a conference — and it will be, given the event centre — the Andaz Scottsdale Resort & Spa is the closest comparable resort experience.

Three billion-dollar projects are going up within about four miles of each other along Scottsdale Road and Hayden. People mix them up constantly, including in press coverage. They are not the same thing and they are not at the same stage.

Who Cavasson suits, and who it doesn’t
Every page about this district is written by someone selling something in it. Here is the balanced version.
✅ It works well if
- You work at one of the campus employers and want to stop commuting. That is the entire design premise.
- You want lock-and-leave. Rooftop terrace, gated, low exterior maintenance, freeway on-ramp two minutes away, Sky Harbor about half an hour off-peak.
- You are a snowbird or second-home buyer who wants Scottsdale without the acreage and pool upkeep.
- You run a B2B service business and want to be established here before build-out finishes.
⚠️ Think harder if
- You want a yard, a private pool, or single-storey living. Three-storey attached homes are the product here.
- You want walkable dining variety today. Two on-site restaurants is thin, and the rest is a drive.
- You are buying for immediate rental yield. The residential market here is forming from zero, so there is no comparable rent history to underwrite against yet.
- Freeway noise bothers you. Loop 101 frontage is the asset and the cost, and it varies a lot by which way a unit faces.

Are they townhomes or condominiums?
Coverage from 2024 and 2025 consistently called them luxury townhomes. Toll Brothers’ own April 2026 announcement calls the community a luxury condominium community. The distinction matters for ownership structure, HOA obligations and financing, so confirm the legal form directly with the builder rather than relying on any article, including this one.
Who owns and develops Cavasson?
Nationwide Realty Investors, the real estate arm of Nationwide Mutual Insurance, in partnership with Grayhawk Development. Nationwide acquired the land at an Arizona State Land Department auction. What does the name Cavasson mean?
Nothing. Nationwide Realty Investors deliberately chose a name that was not a real word, inspired by western themes, so the district could establish its own identity as a destination.
