⚠️ Never attempt a torsion spring yourself
The springs above your door — not the motor — carry the entire weight of it, and they are wound under extreme tension. Releasing one without winding bars and the training to use them causes severe injuries every year. The opener only guides the door; the springs do the lifting. This is the one garage job with no reasonable DIY version. Lubrication, sensor cleaning and visual checks are fine. Springs and cables are not.

✅ The $1,000 rule — when an ROC licence is legally required
Arizona contractors must hold a Registrar of Contractors licence for any job over $1,000, or any job requiring a permit. That is the specific threshold, and it explains something that confuses homeowners: a $400 spring repair may legitimately be handled by an unlicensed operator, while a $1,500 door replacement may not. Licensing brings bonding and accountability with it — so for anything approaching that number, ask for the ROC number and verify it at azroc.gov before work starts.
A broken torsion spring is the most common garage door call in the Valley, and it happens with no warning — usually a loud bang, then a door that will not move. Springs are rated in cycles rather than years. A standard spring is roughly 10,000 cycles, which is about seven or eight years in a busy household — less if your garage is the main entrance to the house, as it is for most Arizona families.
⚡ AZ INSIDER TIP — replace both springs, not just the broken one
Doors with two springs wear both at the same rate, so when one goes the other is close behind. Doing both at once typically adds only $150 to $300 over doing one — far less than a second call-out with another trip charge and labour minimum in six months. It also keeps the door properly balanced, which protects the opener motor from carrying weight it was never designed to lift. A technician who talks you out of doing both is either cutting corners or booking a return visit.
An unconditioned Phoenix garage in July runs far hotter than the outside air, and garage door components were not designed around that. It is why Valley doors and openers fail earlier than the national averages suggest.
The cheapest maintenance there is: lubricate the rollers, hinges and springs twice a year. Ten minutes, and it measurably extends the life of the whole system in a dusty climate.
